Selling Your Home? Here’s a Checklist of Things to Do First If you are getting ready to sell your home, you have your work cut out for you. There are lots of things you’ll need to do to get it ready for the market. Making a checklist will be helpful as you get your house ready to sell.

First off, you can’t let yourself become emotional about selling your home. Selling a house is a business transaction — if emotions enter the negotiations, you may lose the sale.

Pricing your house correctly is of paramount importance. If you price your house too high you will probably not be able to sell it. People shopping for houses are looking for value. They will know what houses similar to yours are going for in your area. They may fall in love with your house, but not the price! Overpriced houses often sit on the market for months on end — and the sellers usually end up lowering their prices.

You need to find out what houses similar to yours have sold for recently. These houses should be in the same area, be approximately the same size, have the same number of bedrooms and bathrooms, and be on the same sized lot. You can get an appraisal done by a certified home appraiser. This normally costs a couple of hundred dollars. Or you can simply have your real estate agent run a list of the homes that have sold over the past six months.

It is very important to have your home clean and presentable. Home buyers want to walk into a home that smells fresh, and is clean & spacious. Cheer up the rooms by removing excessive furniture and remove clutter from the tops of counters and tables. Don’t forget to wash all the windows so they sparkle. It is important to clean every room because potential buyers will look everywhere.

The front of your house should have good curb appeal. Your lawn should be neatly mowed and edged. Flower beds should be weeded and covered with fresh mulch, bushes should be trimmed and leafs raked up. You might add a few splashes of color by planting some annuals.

It is a good idea to have your house power washed to make it fresh and clean. Make sure any cracked caulking is repaired. Your house will sell much more quickly if the paint looks fresh both inside and out.

Remember that people looking at your house will be walking up to your front door. Your front entrance should be warm and inviting. Make sure the windows are washed and the front porch is clean and swept. Shake out the welcome mat and make sure to knock down any cob webs or spider webs in the corners. The floors in your home should be washed and waxed; the carpets vacuumed and shampooed. The floors should smell fresh and clean.

These are some of the things you need to do before you put your house on the market. Show potential buyers you have taken good care of your house and they’ll be much more likely to make an offer!
